Design & Consultation
We begin by understanding your vision, your site, and your budget. Working closely with you, we design custom granny flats and garden apartments that maximise space, comfort, and long-term value while complementing your existing property
Groundworks & Foundations
Built on solid, fully compliant foundations to the same standard as a traditional house or extension — not a temporary or lightweight solution. All groundworks, insulation, structural elements, and service connections are carefully completed to ensure strength, durability, and long-term performance.
ICF Construction (Insulated Concrete Formwork)
We build our granny flats using premium ICF construction, a modern method known for its superior insulation and structural strength. This results in energy-efficient granny flats that are warm, quiet, and cost-effective to run all year round.
Roofing
We offer a range of roofing options, with our most popular being a contemporary flat roof finished with high-performance Lava 20. This system provides excellent weather protection, longevity, and a sleek, low-maintenance finish ideal for modern granny flats.
Fully Fitted Kitchen
A high-quality, fully fitted kitchen designed around your space and style. Choose from a range of finishes and colours, with everything supplied and installed — from cabinetry to worktops.
Bathroom
A fully fitted, modern bathroom finished to a high standard, including tiling, sanitaryware, and a clean, comfortable layout designed for everyday use.
Windows & External Doors
High-quality, made-to-measure PVC windows and external doors, designed to provide excellent insulation, security, and durability. Each unit is carefully selected and installed to suit your design, helping create a bright, comfortable, and energy-efficient living space.
Flooring & Decoration
All granny flats are finished with durable laminate flooring throughout, with a wide selection of colours available. Walls are professionally painted in white, creating a bright, modern interior ready for personal touches.
Plumbing & Electrical
Fully installed plumbing throughout, serving all kitchen, bathroom, and utility needs. Complete electrical fit-out with sockets and lighting in every room, including three kitchen downlights (spotlights) and two external lights. Electric oil-filled radiators are also included for efficient heating.
Internal Finish & Carpentry
Every detail is carefully considered, with all internal doors, skirting, and carpentry fully fitted and professionally finished. The result is a high-end, move-in-ready granny flat built to the standard of a traditional home.
