These Terms and Conditions (“Terms”) apply to your use of grannyflats.ie (the “Website”), operated by Grannyflats Dublin (“we”, “us”, “our”), 7 The Mall, Main Street, Leixlip, Co. Kildare, W23 X725, Ireland. By using the Website you agree to these Terms. If you do not agree, please do not use the Website.
1. About our services
We design and build granny flats and garden homes in Dublin and the surrounding commuter areas. We can also help with site assessments, planning guidance, drawings and compliance support. The information on this Website is general information about our services. It is not a binding offer.
2. Consultations, site assessments and quotes
- Free consultations and site assessments carry no obligation to buy.
- Prices, packages and “from” prices shown on the Website are a guide only. They may change depending on your site, design, specification, access, groundworks, utility connections and planning requirements.
- A price is only fixed once we have issued a written quotation and both parties have signed a written contract.
- Quotations are valid for the period stated on them. If no period is stated, they are valid for 30 days.
3. Contracts for building work
Any design, planning or construction work is governed by a separate written contract between you and us. That contract sets out the scope of work, price, payment schedule, timelines, warranties and cancellation rights. If there is any conflict between these Terms and that contract, the contract will apply.
4. Planning permission and exemptions
We can give guidance on planning permission and exempted development. Decisions on planning applications are made by the local authority, and we cannot guarantee that permission will be granted or how long a decision will take. You are responsible for checking that any structure meets the planning, building-regulation and title requirements that apply to your property, with our support where agreed in writing.
5. Website content
We work to keep the Website accurate and up to date. Images, project photos, floor plans, timelines, testimonials and descriptions are for illustration only. Finishes, layouts and specifications may vary between projects. We may change Website content at any time without notice.
6. Use of the Website
You agree not to:
- use the Website for any unlawful or fraudulent purpose;
- submit false or misleading information through our forms;
- try to gain unauthorised access to the Website, its server or any connected system;
- introduce viruses or other harmful material, or interfere with the Website’s operation.
7. Intellectual property
All content on the Website, including text, images, photographs, designs, drawings, logos and branding, belongs to Grannyflats Dublin or its licensors and is protected by copyright and other intellectual property laws. You may view and print pages for your own personal use. You may not copy, reproduce, distribute or use any content for commercial purposes without our prior written permission.

The Website may contain links to third-party websites, such as social media platforms, press articles and WhatsApp. We have no control over those sites and are not responsible for their content, availability or privacy practices.
